The Update FLP Report is a much shorter version of the FLP Report . Both products assign the same discount for lack of control and lack of marketability. (That is if SPARDATA concludes an FLP is entitled to a 38% discount, both the FLP Report and the Update FLP Report would say it is entitled to a 38% discount.) However the Update FLP Report is much less detailed. For example the FLP Report typically spends 20-30 pages describing how the discount for lack of marketability and lack of control was determined; the Update FLP Report reduces that entire discussion down to 2-3 paragraphs. Therefore the Update FLP Report
should not be used in cases where the appraisal is likely to be scrutinized. However it is ideal to update a previously prepared FLP Report.
